The 2035 Gas Boiler Phase-Out
The UK government has confirmed plans to phase out the sale of new gas boilers for domestic properties by 2035. From 2025, all new-build homes must use low-carbon heating systems. This is part of the UK’s legally binding commitment to reach net zero carbon emissions by 2050.
What Exactly Is Being Banned?
The ban applies to the sale and installation of new gas boilers, not to the use of existing gas boilers. Homeowners with existing gas boilers can continue using them after 2035 — they won’t be required to remove them. Gas supply to homes will also continue, at least in the near term.
What Are the Alternatives?
- Air source heat pump: The most popular and cost-effective alternative for most homes
- Ground source heat pump: Higher efficiency for properties with land
- Hydrogen-ready boilers: Potentially an option if hydrogen supply materialises, but uncertain timeline
- Heat networks: Suitable for dense urban areas
- Electric heating: Less efficient than heat pumps but lower capital cost
Should You Act Now?
If your gas boiler is nearing end of life and your home is suitable for a heat pump, acting now makes financial sense: the BUS grant of £7,500 is available now, prices for heat pump installation are competitive, and you start saving on running costs (vs oil, LPG, or electric) immediately. If your boiler is recently installed and working well, you don’t need to rush.
Impact on Property Values
Installing a heat pump improves your EPC rating, which increasingly affects mortgage availability and property saleability. Heat pump-equipped homes may attract a premium as 2035 approaches.
